Mortgage rates for 30-year terms remain unchanged at 6.49%, while rates for 20-year terms have fallen by a quarter of a percentage point to 6.125%. Rates for 10- and 15-year terms have remained unchanged, both staying at 5.625%. Mortgage refinance rates have fallen by a half of a percentage point for 20-year terms and 10-year terms, hitting 6% and 5.625%, respectively. Homeowners interested in a smaller monthly payment should consider 20-year terms over 30-year terms, as their rates are more than a quarter of a percentage point lower. Borrowers who would rather save the most on interest should instead consider 10- or 15-year terms, as they have today’s lowest rate of 5.625%.
